On the expense side, we demand a fair price for the work required and pay our vendors quickly.  If it is broken, we expect to have it fixed and stay fixed for a long time and to do it only once.  We may not always have the answer to a question or resolution to a problem at our finger tips, but we have the resources and vendors that can assist us with whatever the need requires.  Properties never cease to amaze with the variety and scope of issues that may arise.  Whether it is working with a government agency, a broken or aging plumbing system, or a difficult tenant, we have had at least one similar experience and likely more, in the over 21 years of management.
